What polished concrete actually is
Your Polished Concrete Garage Floor, From Slab to Surface
Most garage floor systems sit on top of the concrete: epoxy garage floors, polyaspartic coatings, and metallic epoxy finishes all bond a film to the slab. That film eventually reaches the end of its service life. Polished concrete takes a different approach entirely, the slab itself becomes the finished surface.
Regina Concrete runs diamond tooling across the concrete in progressively finer passes, cutting away surface imperfections and opening the matrix. A penetrating chemical densifier is then worked into the slab, reacting with the concrete to produce a harder, tighter surface that resists road salt, hot-tire transfer, and oil drips without relying on a topcoat. The final buff brings the sheen up to a satin level suited to a working garage rather than a showroom.
A stain-guard protector rounds out the system, keeping brake fluid and fuel from soaking into the densified pores. The result is a floor that needs nothing more than a damp mop to maintain. For a full picture of what's available, see our polished concrete floors page or browse the concrete types guide.
One practical note: polished garage floors carry a flatter, more industrial look than decorative coatings. If a bold visual finish matters more than eliminating the recoat cycle, the coating options are worth comparing side by side.
How the work gets done
Four Stages to a Polished Garage Floor in Regina
-
Slab assessment and prep
Before any grinding starts, we test the concrete for density and check for existing coatings, cracks, or surface damage. Failed coatings are stripped back to bare concrete so the diamond tooling cuts into sound material from the first pass.
-
Progressive diamond grinding
We work through a sequence of diamond grits, each pass cutting finer than the last. This removes surface laitance, flattens minor imperfections, and opens the concrete matrix so the densifier can penetrate fully.
-
Chemical densification
A penetrating densifier is applied and worked into the open slab. It reacts with the concrete to fill micro-pores and harden the surface from within, producing a matrix that stands up to hot tires, dropped tools, and winter salt without a coating layer in between.
-
Final polish and stain protection
The slab is buffed to the agreed sheen level, typically a satin finish for garage use, and a stain-guard protector is applied before handover. A slip-additive can be blended into the protector for garages that see heavy melt-water traffic.
Choosing the right floor for your garage
Polished Concrete vs Epoxy Floor Coatings, Which Fits Your Garage?
The core question is whether you want a floor that never needs recoating or one that offers more decorative range. Polished concrete wins on longevity and maintenance simplicity: the densified slab has no film to delaminate, so the only upkeep is periodic damp-mopping. Check the concrete cost guide to see how the long-term numbers compare.
Coated floors have their own strengths. A polyaspartic garage floor cures fast and handles UV exposure well. A flake or metallic system delivers visual impact that polished concrete simply does not. The right answer depends on how you use the garage and how much maintenance you want to manage over the next decade.
If the existing slab already has a peeling or bubbling coating, that's not a barrier to polishing. Garage floor repair strips the failed material back to bare concrete, and the grinding sequence picks up from there. We quote both polished and coated options on the same estimate so you can compare costs directly before committing.

Questions About Polished Garage Floors in Regina
Durability, salt resistance, slip safety, and cost for polished concrete garage slabs.
Polished instead of coated because we did not want to recoat in five years. Damp mop is the entire maintenance routine and the floor has been rock solid for two winters.
Tougher than the epoxy at our last house. The stain protector handles oil drips, dropped tools chip nothing, and hot tires leave no marks.
Low-sheen satin finish, exactly what we wanted for the working garage. No mirror gloss, no slippery surface, just a clean hard floor that does its job.
They tested the slab density first and confirmed it would polish well. The result is a finished floor that has nothing to peel, no recoat schedule to track.
