Fixing Out-of-Tolerance Slabs with Self-Leveling Concrete

A commercial slab that doesn't meet the flatness requirement for tile, plank, or polished finish becomes a problem for the finish installer. Regina Concrete solves it by grinding the existing slab, applying a bonded primer, and pouring a self-leveling underlayment to the target tolerance. The result is a flat, bonded slab ready for any finish flooring. Free written estimate on every project.

  • Meets finish-flooring tolerance spec
  • Bonded to existing slab, no delamination
  • Thin overlay to several inches deep

The real problem on most commercial floors

Finish Failures Start with Slab Tolerance Issues

When tile lippage appears, plank gaps show up, or a polished concrete surface looks uneven, the finish installer often gets blamed. The actual root cause is usually a slab that was poured outside the flatness tolerance that finish requires. No finish installer can make a wavy slab look flat.

Self-leveling concrete corrects the slab itself. We diamond-grind the existing concrete to clean it, apply a bonded primer that locks the new pour to the old slab, then pour a self-leveling underlayment to the exact depth needed to hit the finish's tolerance spec. Once cured, the slab is flat and ready.

This approach works across all our commercial epoxy systems, polished concrete finishes, and any commercial floor repair that precedes the finish. The same principle applies to warehouse floor work and residential polished floors.

The sequence

How Self-Leveling Underlayment Gets Installed

  1. Measure and plan the pour

We survey the existing slab to find high and low spots, determine the depth needed to bring the floor to the finish's tolerance, and confirm the plan with the finish-flooring contractor before we start.

  2. Grind slab, apply primer

Diamond grinding removes old coatings and contaminants, exposing clean concrete. A bonded primer is then applied to the ground surface to ensure the self-leveling material fully adheres to the existing slab.

  3. Mix, pour, and level

The self-leveling material is mixed to the manufacturer's water ratio, poured to the calculated depth, and gauge-raked to distribute it evenly. The material self-levels to a flat plane within minutes.

  4. Cure and hand off

The pour cures on the manufacturer's schedule. Once cured, the slab is verified against the finish-flooring tolerance and handed to the finish installer ready for tile, plank, polish, or coating.

Coordination with finish trades

Self-Leveling Works Best as Planned Sequence

The best outcomes happen when self-leveling is scheduled into the build timeline with the finish-flooring trade, not added as an emergency fix. We coordinate the target tolerance with the tile, plank, or polish installer up front, agree on the flatness spec, and pour to that target.

On larger builds, we also coordinate with adjacent anti-slip flooring, decorative concrete in other zones, and any floor repair that needs to happen first. The result is a floor that meets every finish's spec and looks right when complete.

Common questions

Self-Leveling Concrete Questions, Answered

Tolerance specs, primer systems, depth ranges and when to self-level before finishing.

Each finish has its own tolerance, large-format tile is more demanding than plank, polished concrete more than tile. The finish installer's spec defines the target; we pour self-leveling to meet that target, and we will get the spec from your finish-flooring trade up front.
Yes, modern self-leveling systems can be poured at a thin overlay depth for minor tolerance corrections, up to several inches for major fixes. The system spec changes with depth; we use the right one for the pour.
Always. The primer is what bonds the new pour to the existing slab; without it, the self-leveling delaminates over time. We use the manufacturer-matched primer for the system, applied to a diamond-ground substrate.
Foot traffic typically within hours, but finish flooring usually waits longer for the pour to cure and dry. We give the finish-flooring trade the cure timeline so they can schedule their install.
Cost and disruption. A self-leveling overlay corrects the existing slab without tear-out, in a fraction of the time and budget. Where the existing slab is structurally failing rather than just out-of-tolerance, a new slab is the right call; we will tell you which case yours is.

★★★★★

Tile contractor had refused to install on our out-of-tolerance slab. Self-leveling pour brought it to spec inside three days; tile install went perfectly after that. Fixed the actual problem.

Coordinated with our polished-concrete trade from day one. Target tolerance agreed, pour hit it, polish came out flawless. Real trade coordination, not just a contractor.

★★★★★

Existing slab had two inches of variation across the floor. Self-leveling brought it flat, finish coating installer was thrilled. Cost a fraction of a new slab pour.

Property Manager, Emerald Park
★★★★★

They were honest that part of our slab needed structural repair, not just self-leveling. Did both in sequence. The honesty was worth the slightly bigger scope.
