When Concrete Steps Fail in Regina

One tread settles. An edge spalls from winter salt. A riser cracks. You do not need to replace the whole flight. Regina Concrete assesses each step individually, lifts what can be lifted, patches what can be patched, and replaces only the treads that are truly past saving. Safe stairs at a fraction of full replacement cost. Free assessment, written quote.

Targeted fixes

Why Targeted Step Repair Costs Less

Replacing an entire step flight is expensive. Repairing only the treads that actually need it is not. When you look at a failing flight, what you see is often one or two bad treads making the whole thing look broken. The rest of the concrete is fine. We fix only what is broken.

The process starts with a walk-through of every tread. We mark settlement, spalling, cracks, edge chips, and surface wear. Then we sort which treads can be lifted back to grade, which can be patched, and which need to be cut out and re-poured. This triage saves money because you pay only for the work that actually needs to happen.

When repair does not make sense, we say so. If the whole flight has heaved off its footing, if the rise and run were wrong from the start, or if concrete is failing across most treads, then a new entry staircase is the honest answer. We also handle sidewalk and walkway repair using the same logic, and we can build new multi-flight staircases when replacement is the right call.

The repair sequence

How Step Repair Works in Regina

  1. Walk and mark each tread

We inspect every step in the flight with you, identify settlement, spalling, cracks, edge damage, and slick surfaces, then classify which treads can stay and which need work.

  2. Lift settled treads back to grade

Treads that have sunk but are otherwise sound get lifted using slab-jacking, restoring the original rise and run so the flight is safe and even to walk.

  3. Patch spalled noses and edges

Edges chipped by road salt, spalled noses, and surface damage get bonded with repair mortar that matches color and profile, protecting the step through the next freeze-thaw cycle.

  4. Cut and re-pour failed treads

Treads that are cracked through, missing support, or beyond repair get saw-cut cleanly, removed, and re-poured to match the surrounding flight in rise, run, finish and color.

Knowing when to stop

When Repair Becomes Replacement

Step repair works when failures are isolated, the substructure is sound, and the original rise and run are correct. It fails when the whole flight has shifted, the rise and run are non-code, or the footing was never below frost depth.

On every assessment we tell you which situation you are in. If repair is just throwing money at a doomed flight, the quote will recommend a new front entry staircase or a fresh multi-flight staircase instead. That honesty saves you time and money.

Common questions

Step Repair Questions, Answered

Lifting treads, patching edges, sectional replacement and when a flight has to come out entirely.

Yes, often. We saw-cut around the failing tread, remove it cleanly, and pour a new tread to match the surrounding rise/run, finish and color. The repair is visible but the flight is safe and working at a fraction of full-replacement cost.
A bonded repair mortar that matches color is applied to the spalled edge, finished to the original profile, and protected through cure. Done right, the patch lasts as long as the surrounding step; done wrong it pops off in a season. We do it the right way.
Often, where the step body itself is sound. Slab-jacking lifts a settled but otherwise intact tread back to its original elevation, restoring even rise across the flight. Where the tread is also cracked, sectional replacement is the better call.
When the rise/run is non-code, when the footing is wrong (steps heaving every winter), or when most treads have failed. In those cases, repairs chase the same problem forever. A fresh flight is the honest answer; the quote will say so.
Most step repairs are a half-day to a day per visit; tread replacements that include cure time stretch across two days. The schedule is in the written quote so you can plan around the temporary loss of access.

One tread had cracked through, the rest were fine. They replaced just that one, matched the rest, and the flight is safe and even again. Far less than a full replacement.

Edge spalling from road salt on three risers. Patched with matching mortar, bonded properly, holding through the next winter. Looks intentional now.

Settled tread lifted back to grade. Took half a day, cost a fraction of replacement, and the rise across the flight is consistent again. Smart fix.

Honest assessment that the whole flight was past repair and a new pour was the right call. Could have charged me for patches that would have failed. Trust earned.
