Targeted Lot Repair in Regina
Most commercial lots fail in isolated zones, not everywhere at once. We identify which sections need patching, which can be milled and overlaid, and which require sectional replacement. Your lot stays operational during the work, and you pay only for what actually needs fixing.

Diagnosis before action
How We Identify What Lot Repair Requires
Parking lots don't fail uniformly. Heavy-use zones (truck turns, loading areas) deteriorate faster than light-traffic sections. Low spots collect water and spall the slab. Joints fail where salt and freeze-thaw cycles concentrate. Our approach walks the entire surface, marks each failure point, photographs and measures it, and determines the root cause before deciding on a fix.
Some failures are surface-level and respond to patching or mill-and-overlay. Others indicate base failure, which means patching alone will fail again within months. When the entire lot shows systemic failure (widespread spalling, chronic ponding, asphalt at end of life), the honest recommendation is a full new parking lot rather than chasing repairs year after year.
This same diagnostic logic applies across our commercial floor repair work and our broader commercial concrete services. When curb and gutter failures are part of the pattern, we address them in the same visit. We also coordinate with parking lot construction when a section needs full replacement.
The repair sequence
Step-by-Step Lot Repair Process
-
Full-lot assessment with your team
We walk every zone with your operations staff, mark failures, photograph and measure each one, and discuss how the lot is used so we understand which areas take the most abuse.
-
Saw-cut and remove damaged concrete
Failed sections are cut with concrete saws to create clean, straight edges. Damaged material is removed without harming the surrounding slab. The base is inspected and corrected if needed.
-
Apply the right repair material
Concrete patches are bonded to the slab for potholes and spalls. Mill-and-overlay is used where the surface is worn but the base is sound. Joint sealant is applied where joints have failed.
-
Finish and return to service
Patched and overlaid sections are finished to match the surrounding lot in texture and elevation. The lot is reopened zone by zone as cure times allow, keeping operations running.
When repair is not the answer
Recognizing When a Lot Needs Replacement
Repair works when failures are localized, the base is intact, and most of the surface is still sound. It fails when the base has deteriorated everywhere (chronic ponding and spalling across the whole lot), when the original slab was poured too thin for the actual traffic, or when asphalt has reached end of life and is failing in multiple zones.
In those cases, a new parking lot is the right answer. Spending on repair for a fundamentally failed lot is a recurring expense that never solves the problem. A one-time parking lot replacement stops the cycle for decades and costs less over time than annual patch work.

Lot Repair Questions Answered
Potholes, spalling, joint failure, mill-and-overlay, and when replacement makes sense.
Three zones with chronic ponding had spalled the slab. They corrected the drainage in those zones, patched the spalls, and the lot has held two springs. Real diagnosis, not just patching.
Truck-turn area had failed at six years. They mill-and-overlaid that specific zone, left the rest of the lot alone, and the operations never had to close. Smart scope, real savings.
They were honest that one corner of the lot was past saving and needed sectional replacement, not just a patch. Did the replacement, patched the rest, total cost stayed inside budget.
Joint seals had failed across the whole lot. Resealed them all in two days, lot stayed open the whole time, and the salt water stopped finding the slab. Right tool for the actual problem.
